REQUIREMENTS FROM TENANTS & LANDLORDS

LANDLORDS

Landowners are expected to give up one bunch of keys at our office to get your condo rented.

TENANTS

Occupants are expected to bring the accompanying things along prior to visiting us:-

  1. 4 Passport Size Photographs.

  2. ID Proof

  3. Residence Proof

  4. Employer's Certificate

  5. 1 month rent security

  6. 1 month advance rent including maintenance amount

  7. 15 days  brokerage i.e half of the rent amount fixed

THINGS TO KEEP IN MIND

FOR LANDLORDS

  • We interview the inhabitants at our best yet we can not assume an individual liability. However, for sure we will remain with you.

  • We won't finish the police confirmation.

  • In the event that you believe we should finish the police confirmation, we charge multi month financier.

  • We will furnish all of you records expected alongside the confirmation structures.

FOR TENANTS 

  • Please provide 1 year advance rent cheques.

  • Try to pay your rent before the starting of the month.

  • We will not take care of your day to day problems. You may visit the concerned builder office for the same.

  • Take care of the keys. Locks are very expensive.

  • We represent the landlord and in case of any arrears or delays in rent it is our moral responsibility to visit you.

  • We are a part of New Chandigarh Property Dealers Association (NCPDA) which is a group of 100 plus working Property Dealers.

  • You must understand that these members may also visit you for such arrears/defaults.

LEGAL FORMALITIES

When both the landlord and the renter sign a simple piece of paper, the agreement is still legally binding.

Proper Registered Agreement:-

  • Stamp Paper/s Required Rs.2000/- (Rupees Two Thousand only)

  • Both the parties sign in the presence of a Notary along with witnesses.

What is the Market Trend:-

  • Stamp Paper/s used Rs.25/- (Rupees Twenty Five only) or above which actually is the revenue fee of an Affidavit .

  • As per our legal advisor at the time of a court proceeding this revenue can be deposited under Revenue Deficit at a later stage also.

We can cover the cost of a basic agreement and have it completed at our location, however for a Proper Registered Agreement, either of the two parties or both on a sharing basis may pay the fee as agreed upon.

We will not the expense of a registered agreement.
